What to Expect at the Signing
We arrive at the agreed location with the loan package or closing documents ready. Each signer presents valid government-issued photo ID. We walk through every document that requires a signature, initial, or date, ensuring nothing is missed or signed incorrectly. For loan signings, we follow the title company's or lender's specific instructions regarding document order, scan-back requirements, and shipping. Most residential signings take 30 to 60 minutes depending on the size of the document package.
For Title Companies and Lenders
We accept signing assignments directly from title companies, signing services, and lenders. We carry a current Florida notary commission (#HH 487357), maintain errors and omissions insurance, and handle scan-back and document return requirements specified by the assigning party. Appointment availability varies; contact us to confirm the requested date, time, and location.
What Signers Need to Bring
Bring qualifying identification under Florida Statutes §117.05(5): current or issued within the preceding five years and bearing a serial or other identifying number. Foreign passports must also meet the statutory USCIS-stamp requirement. If you will sign using a power of attorney, confirm the title company’s or lender’s approval and document requirements in advance. An original POA may be required for recording when it affects title to real property; it is not automatically required at every signing. Follow the document-specific signing instructions: a jurat requires signing in the Notary Public’s presence and taking the required oath or affirmation, while an acknowledgment may cover an existing signature but still requires personal appearance.

Frequently Asked Questions
How far in advance should I schedule? Appointment availability varies by date, location, and document package. Contact us to confirm an available signing time.
What if the borrower makes a mistake on a document? Minor corrections are handled at the table with proper initialing per the lender's or title company's instructions. If a document needs to be reprinted, we coordinate with the issuing party and can return for a re-sign if needed.
Do you handle reverse mortgage closings? Yes. Reverse mortgage signings require additional time due to the counseling acknowledgment and larger document packages. We are experienced with the specific requirements of reverse mortgage closings.
Can the signing happen at my home? Yes. Most of our signings take place at the borrower's home, office, or another convenient location. We bring all necessary supplies and handle the documents professionally regardless of the setting. See our full notary services for other document types we handle beyond real estate.
